How to Buy Your First Home....the Easy Way!

First Time Home Buyers and What You Need To Know:

I have worked with many first time home buyers and I have to admit, I LOVE it.  It is such an exciting time for you.  There are however many things you need to consider.  Buying your first home should be a very enjoyable and exciting time.  After all, it only happens once!  I would love the opportunity to help you and to share in your excitment.  I did an interview for the News and Observer on an article titled "First Time Home Buyers - Why It's A Good Time To Buy".  Please feel free to read the article attached below.  I truly would love the opportnity to help you purhcase your first home.   Please feel free to call or email me directly with any questions.  I promise to responde quickly and WITHOUT pressure!

Inspect, Inspect and Inspect - Go over the inspection report with a fine tooth comb. Make sure the report was done by a professional organization. For condo purchases go over the CC&R s, By-Laws, and Association Fees. Don t take anything for granted... inspect everything!  

  1. Hire an Agent who really cares and is there for your best interest.  Utilize them as well as the lender. 
  2. Talk with a lender and find out exactly were you are financially and what you can realistically afford.
  3. Choosing the right home.  When picking your first home, think about the fact that most first time home buyers stay in their first home for about 3 to 5 years.  You want to choose a home that fits your budget, but it wouldn't hurt to stretch it just a little bit (not to the point of financial strain) but sometimes first timers are over cautious and end up wanting to move after a year or two because they come to discover they bought to small.  You want the ability to be able to stay in your home longer and allow for some life style changes i.e. starting a family.  It also helps for resale value.  
  4. DO NOT choose a home that is a major fixer upper.  You will come to discover that the extra money you think your going to have won't always be there because of other unexpected expenses.  Appliances go, HVAC breaks down and so on.  Let your first home be one that you can comfortably gain your experience in as a first time home buyer.  Let your second home be the project!
  5. Take your time, do not let yourself feel pressured into something that does not feel right.  Look at several homes first.  Believe me, what you think you want in your mind can quickly change once you start looking.  Remember, It is normal to have cold feet and be a little nervous, after all it is and will be probably one of the most expensive investments you will ever make.  Just be able to discern the difference between nerves and pressure.
  6. Don't be affraid to do some of your own research.  Your agent can be a huge help in finding out information for you, but it doesn't hurt for you to check into things either.  The more information you have the better.
  7. Don't try to save money by not having the proper inspections done.  It is worth having your home inspected and getting a survey.  These things can save you even more money in the long run.
  8. Do a Final Walk-Through - Visit the property before closing to ensure that all the items agreed to for repair have been completed.  You also want to make sure the seller left the home in good condition before you take it over.   
  9. Plan For Flexibility - Things come up all the time during transactions, don't get over emotional, things usually work themselfs out.  Closing dates are not written in stone. Allow for contingencies and have a back-up plan. If you or the sellers need a little more time to conclude the final arrangements, don t let these delays upset or frustrate you. These types of circumstances are not uncommon in a real estate transaction.  
  10. If It s Not In Writing, It Doesn t Exist - All promises and discussions should be in writing. Don t make any assumptions or believe any assurances. Even the best intentions can be misinterpreted. Have your professional keep an ongoing log in writing of all discussions and get the seller s written approval on all agreements.  
  11. Loyalty Breeds Loyalty - Be open, honest and up front with your team. Hard feelings and disloyalty will cause head aches, delays or may even keep you from getting into the home you worked so hard to locate. Take the time to select the right team in the beginning and your first home purchase will be a pleasing and memorable experience.
